Rental Terms and Agreements
PAYMENTS:
RESERVATION DEPOSIT: A 25% reservation deposit is required to confirm your reservation.
PAYMENT: Remaining balance payment is due no later than 14 (fourteen) days prior to check-in date. If final payment is not received by the due date, White Oak Ridge Cabins has the right to cancel the reservation.
CANCELLATION/REFUNDS: If reservation is cancelled prior to two weeks before arrival, you will receive a full refund of monies paid. If cancelled at least one week prior to arrival date, a 50% refund of monies paid. If cancelled less than one week prior to arrival, a 25% refund of monies paid. We do understand that circumstances occur out of your control and will review each situation on a case by case basis.

GUESTS FOR THEMSELVES AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, HEREBY RELEASE WHITE OAK RIDGE CABINS AND THEIR RESPECTIVE DIRECTORS, THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED.
Terms of the Agreement:
1.Tenants expressly acknowledge and agree that this Agreement is for TRANSIENT OCCUPANCY of the Property, and that Tenants do not intend to make the property a residence or household.
2.Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits.
3.The Tenants shall have no more than (number of, established at booking) persons reside or sleep on the premises unless management has been notified and appropriate charges have been annotated and collected. Any violation of this agreement shall result in an additional $100 per person/ night charge due immediately, immediate termination of the agreement, and Tenants shall then immediately vacate the premises, forfeiting any and all monies paid.
4.The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.
5.The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenants shall pay for maintenance and repairs and any cleaning fees due to any additional cleaning (i.e. dishes, trash, excessive dirt on floors) should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
6.The Tenants shall not sublet the property.
7.The Tenants shall pay for any damage done to the premises over and above normal wear and tear.
8.The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM and outdoor noise should be kept to a minimum.
9.There will be, at a minimum, one person of the age of 25 years of age or older per cabin reservation. That individual will assume full responsibility for any and all actions of any individual Under 21 years of age. This is to include, but not limited to, tobacco usage and alcohol usage. The Landlord will not be held liable or responsible for any minors violating state or federal laws. If such action occurs or is suspected, local law enforcement officials will be notified.
10.No animals or pets of any kind will be brought onto the premises unless already stated during reservation. Limited to 1-2 animals, (cat or dog) at a $50 nonrefundable fee per animal. Service animals are exempt from this. Any violation of this agreement shall result in immediate termination of the agreement, additional $100 per pet/per night fee charged, and Tenants shall then immediately vacate the premises, forfeiting any and all monies paid.
11.Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.
12.Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
13.The Tenants and Tenants’ Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
14.Tenants agree to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
15.There shall be no smoking inside the premises. Smoking is permitted outside the home at a minimum of 15ft from the home. Items will be disposed of properly, any cigarette filters, cigar ends, packaging, dirty ash tray etc. will incur a $35 cleaning charge. DO NOT empty ash trays in the inside garbage can. Any smoking evidence (i.e. smell or ash inside cabin) will incur a $100 violation charge.
16.IF PROVIDED. There is a long distance block on the telephone – a calling card is needed for long distance toll calls. Emergency medical and police service can be called by dialing 911.
17.Landlord shall provide towels, linens, cups, knives, forks, spoons, dish detergent, and dishes and paper items. Soap, shampoos, and other consumables are to be purchased by the Tennant. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives the Tenant is free to use them. The attached inventory list states what items and how many of each item are in the cabin at time of rental. If there are any discrepancies, the tenant must report this immediately after check in. If there is nothing reported immediately after checking in, then by signing this agreement, the tenant agrees to pay for the replacement cost of any items missing or damaged which are found by the Landlord upon cleaning of the cabin.
18.Satellite TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content or personal preferences with regard to cable TV service.
19.Wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
20.Tenant agrees that Air conditioning shall not be set below 70 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation.
21.We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
22.There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
23.There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
24.Tenant agrees not to access the “owner’s closet”/Attic Space, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults.
25.The Tenants shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins where identified during their stay for pickup. Tuesday at 7:00am the garbage is picked up; any waste wishing to be removed needs to be out no later than 6:00am Tuesday morning. Tenant is cautioned not to leave trash outside for long periods of time because it attracts animals; please use provided waste cans.
26.It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the lake. Tenant agrees to have a responsible adult supervising minors while they swim in the lake. Tenant is hereby notified that the lake can be dangerous and tenant accepts fully the risks involved. Tenant is further notified to be cautious when around water areas as wildlife and other hazards do exist.
27.Tenant is advised that the property contains a grill and will seek help from management if the proper operation of such items is not fully understood. Grill is to be cleaned appropriately or a $35 Cleaning fee will be charged.
28.The property has a fire extinguisher installed near the kitchen area. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies. There is also a fire extinguisher located outside, on the porch, for EMERGENCY use while having bonfires in the designated bonfire areas.
29.The property has fire alarms installed and they are believed to function properly at the time of rental. Tennant will notify management without delay if a fire alarm “chirps” or has a low battery condition.
30.Tenant is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one.
31.Tenant shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so.
32.Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items.
33.By signing this agreement you agree to any additional cleaning, or violation charges assessed by the Landlord at termination of this agreement. The landlord will place the charge with the secured credit card with or without advanced notification of the individual on the card and you will forfeit any rights to dispute said charges as long as the landlord has adequate grounds for said charges. You will receive an invoice of additional charges for your records. If there is any questions please notify the landlord within 10 days of receiving invoice, otherwise charges will stand without contest.
Changes to the Terms Of Service:
Provider reserves the right to revise its policies at any time without notice.

About The Owners
White Oak Ridge Cabins was founded in 2015 and purchased by Angela and Jamison from Texas in 2023. They fell in love with the beautiful scenery of the property when they first visited in 2017.
“We loved the small town, it’s great! Very peaceful and quiet! We found Cadiz originally by fate and loved it from the absolute beginning! We are a couple from Texas that wanted to find a wonderful piece of property that spoke to our hearts. Something that we could retire on and get out of the busy hustle and bustle of the hectic city where we currently live. We absolutely love this small, quaint town.”
They have since then completely remodeled and redecorated the cabins, updating the properties while still maintaining the beautiful woodworking throughout the cabins. In 2024, they added their 3rd cabin “Whitetail Ridge” and have plans on continuing to grow their brand.
White Oak Ridge prides itself on preserving the wilderness, providing a relaxing atmosphere and allowing for space for family gatherings and romantic getaways alike.
